Having the power to play the real life monopoly game of real estate is everything.

By now you may know a triple net lease (triple-Net or NNN) refers to a lease structure agreement where the Tenant pays all real estate taxes, maintenance, and building insurance on the commercial property.

The tenant also pays the agreed upon “normal fees,” such as rent, utilities, etc.

Investors might want to purchase a commercial property and implement a triple net lease for the following reasons:

This strategy is less work for the Investor and usually produces steadier returns (ROI) and is very common in RETAIL Leases

The risk for the investor is lower.
