Empower Yourself
Commercial Leasing
Happy Monday from sunny Miami,
I hope this week starts off wonderful for you!
This week I wanted to share with you some steps and action items to cover for your new Tenants in a new business space.
Working on a deal and getting this Lease signed is a fantastic feeling.
When a Lease is signed it means you have created an opportunity:
An opportunity for the INVESTOR to create income
An opportunity for the business owner to flourish.
An opportunity for those in the community to benefit from the new business.
An opportunity for yourself to create income.

As a Landlord's agent, after the Lease is signed there are a few things for you to make sure action items are set in place, and the new Tenant is aware of and has information on the following:
- Set of Keys
- Entry Accesses Rear and Front
- Parking/ Loading Zone
- Any HVAC Air conditioning/ Heating
- Fire Exits
- Repair/ Maintenance Guidelines
- Security / Patrol Units
- Building/ Properties Hours of Operation
- List of other Tenants on property
Small Things Make a Big Difference
The Tenant should know who the other Tenants are in the building.
It is nice to provide a list of the other Tenants in the Building or on the property and the type of businesses they are.
Creating community and synergy among business owners provides an opportunity for cross marketing and selling ideas between the Tenants.
Different Point of View
Tenants will talk to one another. Tenants will complain to one another.
Treat each Tenant with respect as you never know which businesses will continue to grow and flourish.
Even when the Tenant is in the building treating them kindly goes a long way.
Be kind and treat each Tenant the same.
Business owners know other business owners who may potentially need space.
What Remains the Same
Being thorough will pay off in early and often.
Signing Leases and completing good deals give you confidence.
Each deal is different and requires:
Due Diligence
Attention to Details
Creativity and Flow
