With so many spaces for lease without agents, many are wondering if Landlords hate real estate agents.

There are so many stories of landlords who don't use real estate agents because they have been burned in the past.
Some landlords will even tell you that they think all Realtors are scam artists looking to steal their money.
But, I am not here to talk about all the negative stories I have heard...
Instead I am going to share the top 3 reasons behind the stories.

Each property owner is different in how they run their investments. Property rules could differ depending on location, even when owned by the same investor.
- They want to save money
Some Landlords literally refuse to pay a commission to an agent. They feel savvy enough to do the deal on their own.
2. They've been burned
There have been many horror stories of agents screwing over Landlords.
It could have been a bad deal or a situation where the Landlord was dragged through the courts.
3. They don't know how to find the best ones.
This is where you come in. Your marketing efforts and strategies are most important here.
You can use your cold calling scripts and walk bys
to see what buildings on the market are not represented.
Call the Landlord, they may be waiting on your call.
Small Things Make a Big Difference
Landlords and investors get lots of calls each month inquiring about their properties. How can you set yourself apart? How can you get the conversation going.
One way is by using several targeting methods while adding value with each one.
Direct Mail ? Include a handy pdf lead magnet for property owners that is relevant now. This takes a bit of market research.
Email ? Include a PDF Lead Magnet
Host a local Landlord appreciation morning at a local coffee shop with the intention of inspiring and connecting the landlords in the area.
It could be at a small local neighborhood coffee shop.

You could do this for local tenants also. The ideas are endless.
Do not mix Tenant and Landlord events.

Say, you are The Landlord and you don't use an agent. It will be because you are able to qualify tenants and create a great lease.

Everyone wants a good deal.
A good reputation goes a long way.
Your character can introduce you into places before you get there.
Good deals are the Jay z to your Beyonce, they will upgrade you.
