This week is about McDonald's Corporate Real Estate.
I chose McDonald's as they have a commanding presence in many cities.
I chose this giant to show you how easily they can be accessed.
Even if we don't eat McDonald's,
We have seen them many times and can relate.
For most people, when they think of McDonald's ....they think of a fast food restaurant.
They think hamburgers and french fries.
They think McDonald's must be making so much money from all the people that buy and eat their food.
The real TEA is McDonald's is actually a Real Estate Company that HAPPENS to sell hamburgers and fries.
$30 Billion Dollar in Real Estate world wide belongs to
They have over 13,800 locations in the United States.
They Lease out their properties to franchisees and put them on a PERCENTAGE LEASE.
This means they get money off the top from the profits.
Each retail chain/franchise has specific requirements they need in order to consider a location. For example:
- 50,000+/- sq. ft.
- Corner or corner wrap with signage on two major streets.
- Signalized intersection.
- Ability to build up to 4,000 sq. ft.
- Parking to meet all applicable codes.
- Ability to build to a minimum height of 23' 4".
Here is the translation:
McDonald's requires the lot to be 45k- 50k square feet.
The actual building must be 4,200k - 4,800k sq.ft
The prefer something on the corner of two major streets.
The intersection they chose must have proper signals and stop signs.
Parking area has to meet certain requirements.
They have minimum heights that each space must have.
They also have free standing locations in airports, casinos, urban market areas and travel centers.
