About Conditional Use Permits in Commercial Real Estate .
Permitting is a huge element of commercial real estate.
There is so much to learn about permitting ,but today we are focusing on Conditional use.
Conditional Use permits are permits that request a USE of a property /space that the current zoning may not allow.
So the conditional use permit referred to as CUP is just that.
Property Owners and Tenant submit CUP'S ( Conditional Use Permits)
A Property Owner may Request a CUP because they they want to have Light Industrial motorcycle shop in a Shopping Retail Zone, like the one in the video.
A Tenant may request a CUP to place Doggy Day Care in a residential zoned area.
....It's like hey, here is a bunch of information you need to make the decision, if I can use the property in the manner that fits my business model.""
Either way The Property Owner must be the one to sign off and request the CUP from the planning commission.
The process goes like this: An application is submitted along with any needed paperwork and fees.
Then a hearing is scheduled and takes place to see if the application. will be approved or denied.
Small Things Make a Big Difference
Having the ability to diversify the use of a property makes it that much more attractive and profitable.
Can you share a story of wanting to use a property for something that wasn't allowed because of zoning?

If you want to be a value assent in your community and be the boots on the ground superstar I know you can be: I suggest you attending these meetings atleast once every few months.
Get to know the ins and outs of what businesses are doing in your area.
Now guess what? Because I know there is a Sweet Greens coming ( SEE VIDEO)
1. I can let the Landlords I am working with know.
2. I know the new Tenant Mix for a specific area which will determine the types of businesses I contact for empty spaces that need to be filled.
3. I could call every Landlord and Business with the NEWS that their new Neighbor will be sweet Greens.
IF YOU ARE DOING RESIDENTIAL AND COMMERCIAL PAY ATTENTION to how the local residents really might care and appreciate to know a Sweet Greens or ( inset new business is coming and have applied for a conditional use permit down the street. - and I will email and reach out agen when they open) Also, I would include some statistical or fun data/ information about the company.
Where is your email list ? Use it.
YOU WANT WAYS / REASONS/ EXCUSES .... TO REACH OUT AND CONNECT WITH CLIENTS?? Start there.
